First-Time Home Buyer Program - 100% Loan plus closing costs!

We know how difficult it is to save enough money to purchase a home.  The task of saving money for the down payment and closing costs can be very discouraging.  That’s why we've designed a loan specifically for our members who are buying their first home.  ECU will finance 100% of the purchase price plus the applicable closing costs.

First Mortgages

ECU offers 15, 20, or 30-year fixed rate loans at competitive rates.  You can apply online 24 hours a day, 7 days a week!  We give you the choice of paying an origination fee and discount points to lower your interest rate even more.  Your lending specialist will discuss these options with you and help you make an educated decision.

We offer several different types of adjustable rate mortgages.  Some products don't start adjusting until after five, seven or ten years.

Whether fixed or adjustable, your lending specialist will find the product that best suits your needs.  Normally, you may finance up to 95% of the purchase price or appraisal, whichever is lower, and up to 90% of the appraised value for a refinance.  Private mortgage insurance (PMI) is typically required on loans exceeding 80% of the purchase price.  However, subject to certain qualifying criteria, ECU may be able to waive PMI if your loan-to-value ratio is 92% or less.  For those who may be a little short on cash, members may qualify for up to 100% of the purchase price (certain qualifying criteria will apply). 

Construction Loans

One loan—one closing—one set of closing costs; these are the advantages of ECU’s construction-permanent loan.  We offer both fixed and adjustable rate permanent loans with up to a 12-month construction period. Your initial construction loan will automatically convert to permanent financing at the end of your construction period without duplicate closing costs. 

HLPR Loan (Home Loan Payment Relief)

Found your dream home, but unsure how to make it a reality? This mortgage loan for first time homebuyers makes owning a home more affordable with a discounted interest rate. ECU will even waive its customary internal loan fees! There are maximum household income requirements to qualify for the HLPR Loan. Certain restrictions apply. 

Lots and Acreage

ECU finances up to 90% of the appraised value of lots and acreage.  You may choose from a 5/1 adjustable rate mortgage for up to 20 years or a fixed rate mortgage for 10 years.  

Loan Servicing

ECU is committed to giving members the best possible service even after the loan is closed.  This is why we choose to service all of our mortgage loans.  That means you make your payment to ECU and we handle your escrow account.
